  • UTS was founded by two open minded social entrepreneurs, who wanted to break away from constraints imposed by ideology of discipline, determined to take risks and become change drivers. It was a practical stance, to bring innovation within the Engineering services industry, with particular focus on the Commercial Industrial Mechanical HVAC space. The unwavering innovative beliefs in the innate capacity of the founders, has been influential in the company’s business approach. A driving passion to make it happen, has lead from humble beginnings of providing qualitative refurbishments of commercial Mechanical Air-Conditioning plants, to one that has now a diverse presence in the Southern African Region, focused on providing value proposition in Engineering Facility Solutions.

  • Estimation & Project Engineering

    UTS has invested in integrated Engineering Drawing/Management/administration software’s and human resources, that have capabilities of utilising modern technology, to achieve value engineering and estimation in the industry. Our in-house detailing Project Engineering department is well versed in REVIT MEP and BIM, a technology that reinforces the company’s belief that success of any engineering project, starts from the drawing board.

    Pre-Planning

    Our unique processes provide the framework for the entire project.Beginning with our detail drawing process, we are able to reproduce construction design drawing enhancement, well-planned schedule and coordinated activities, which increase productivity in fabrication, layout and installations.

    Project Resourcing

    The company uses graphical integrated Gantt chart with simultaneous insight into capacity and material requirements. This graphical capacity planning board, is linked to our equipment activities schedules, which assures all project phases including shop prefabrication, material and equipment deliveries are directed according to the precise schedule of the design installation.

    In every Installation/Construction project there is always a synergy between UTS Project Engineering and Engineering Consultants Firms, to produce the required system-level results in terms of efficiency..

    INSTALLATION AND CONSTRUCTION MANAGEMENT

    The company has a well-resourced, department of in-house qualified installation teams, who are committed to quality craftsmanship, whiles using innovative technology. These teams have the ability to build, remodel and handle complex equipment installations. They have experience in various developments, including Industrial, Commercial and Medical Infrastructure. The construction teams consists of experienced Engineers, Contract Managers, onsite Supervisors, Technicians, Semi-Skilled, Health and Safety personnel, Environmental and Quality Administrators.

    Construction Performance

    The Constrution Managers are responsible for managing the installations using our in-house graphical integrated Gantt chart plan. They make sure the work assignment is done, by allocating project activities to UTS department teams, sub-contractors, machine equipment and that material is assigned to the relevant project activities. This department also monitor milestones, time and material, tying up with the completion of project activities - to maximise efficiency. Every project has a screen for budget vs Actual and work in progress, which tracks any financial changes to each project activity. We always have an up to date control over the financial health of the clients’ project.

    Field Fabrication and Construction

    Under the supervision of experienced engineering managers, these teams deal with workshop and field fabrication works for a broad range of Commercial & Industrial Mechanical/Electrical equipment.

    The REVIT Fabrication technologies allow us to successfully model, coordinate and deliver a detail product to our fabrication team. Field installers can easily build and install using our 3D model drawings, saving time in coordination supervision.

    Pre-fabrication components segments are built, to further increase productivity and quality. Piping and Ductwork segments are predefined, numbered and shipped to site in a sequence. Mechanical & Electrical Equipment assembles are also detailed, showing elevations and location of every component.

  • ASSET MAINTENANCE MANAGEMENT & REPAIR SERVICES

    UTS has an in-house SAP Computerised Maintenance Management Systems (CMMS), which is used to perform the maintenance service operations. Each and everymaintained Equipment is captured into the system, to allow scheduled preventative maintenance and adhoc repairs. The CMMS enhances the Integration of facility maintenance, purchasing, operations, and energy services. It further takes on budget responsibility for total facilities expenses and offers incentives for reducing cost and improving service levels.

    Our technicians are trained for specific equipment requirements, to service and troubleshoot all aspects of Commercial/Industrial Air-conditioning, Mechanical & Electrical Systems. They are equipped with handheld PDA (personal digital assistant), where they access scheduled works through a Web Portal. This offers real time communication to field based personnel, improving workflow, reducing administration and costs, whilst increasing productivity.

    Through the PDA, the technician log into the schedule equipment to perform the asset task list and record all required parameters. This process also helps us to increase equipment availability and prevent premature equipment failures, as management have the ability to track progress and view completion times. Key Performance Indicator reports are issued by the system at any given time.

    24/7 Service Helpline

    This is an outsourced call centre service, where our contract clients,log a call and request a service for adhoc repairs. An incident is opened and a UTS technician is dispatched to the site, then the call centre further captures the equipment asset number and keeps record of response time and restoration time. Updates and reports are in real time and readily available as the status of the incident changes.

    INFRASTRUCTURE AUDITS

    By using our CMMS & Call Centre Systems, we are able to correlate data collected over time, to come up with credible equipment system analysis, based on present performance. Re-Capitalization Budget is easily justifiable, after these thorough engineering equipment test evaluations, which include risk analysis, equipment life cycle cost, reliability and plant availability.

    Our approach supports a well-structured re-capitalization plan, for any suggested equipment upgrade, as it allows for sequencing replacements, according to criticality (present condition performance status).

    ENERGY MANAGEMENT

    UTS helps you customise any automation controls system, for any unique automation need. Through automation systems (BEMS), we maintain close control building temperatures, humidity, indoor air quality and optimize energy.

    We use advance monitoring and programmable logic controls (PLCs) to measure critical parameters and detect deviations. Utilising the automation systems helps in collecting and analysing data, which then provides an effective way on how to improve building efficiency and productivity.

    UTS is a member of the Green Building Council and our engineering staff are knowledgeable on sustainability, energy conservation, pre-commission to ensure the designs meet the Energy Saving Initiative.

    UTS project engineering teams, play a major role during the initial stage of the project, by participating in design enhancement (value engineering), to source the best efficient components for the installation. This is further enhanced by REVIT modelling capability, to refine the system layout and reduce pressure drop loses, on water pipe circuits and air duct circuits. Therefore, saving more energy.

    On existing installed systems we optimise our CMMS, to schedule effective preventative maintenance and to attend to planned corrective maintenance, so we can have an efficient operating plant equipment.

  • Some of the Diverse Projects undertaken:

    • Installation of a 12 Megawatt Variable Direct Expansion Cooling System.

      This was a live site project, which entailed coming up with a closely managed programme activities. The system design installation, included Direct Expansion Air Handling units coupled with Variable Refrigerant Flow condensors, for each mini plant. This plant equipment combination varied from Air Handling Units with 110kw to 400kw capacities each, all positioned in the various plantroom area of service , within the mall. Behind this selection of equipment, was a drive to save energy for the landlord, using this part load system.

    • Installation of a Decoupler Chilled Water Generator Plant, using 3 off 1,000Kw Chillers.

      Space optimisation and down time on existing plant disturbance, were one of the key issues for this particular site. A location for the new installation was found in the tiny delivery area, which had to accommodate 3 off 1000kw Variable speed Fan, Closed circuit Cooling Towers and the 3 Megawatt Frequency driven Screw Chillers. Other tasks, were to get the Water Generator system loop, to function directly proportional to the building load loop, which meant the building load water quantity demand was more integral to the control philosophy of the plant management PLCs. Every key equipment had to be variable, to meet the constant operational changing status of the entire system, pumps included. A decoupler pipe hydronically separates the two loops, allowing temperature exchange, but independent water pressures and flows.

    • Construction Expansion of the Chilled Water Reticulation and VAV Air Handling Units installations

      This is a corridor of 11 exclusive, world’s high end boutiques, required to be served through multiple thermal zones, with flow rate to each zone varied as well. Hybrid electronic direct digital control systems had to be used for this large size applications, to meet the various final fix specification requirements, for this luxury fashion brand shops; Prada, Giorgio Armani, Louis Vuitton, Burberry , Dolce & Gabana , Gucci , Jimmy Choo, Zegna, Champagne Bar.

    • Variable Chilled water Generator plant Installation, compound to 2,000kw

      This building installation is of Primary-Secondary (Decoupled) Configuration, with production loop and distribution loop set up. It was engineered through the thought of Primary-Secondary System Rules, where the bypass pipe should be free of restrictions, Load terminals should use two-way modulating control valves, the should be equal percent or linear flow. The characteristic of this system is reduced pump energy use, distribution loopsized for system diversityand higher return-watertemperatures.

    • Installation of Hydronic Chilled water system for 2 off 6 Stories Office Building Blocks

      On the roof of each building block, we have two Air Cooled Chillers on a Lead lag configuration, all feeding various Fan Coil Units, through a reverse return chilled water pipe layout, at the perimeter of every floor. The chilled water line was installed with a lot of take-offs valves, for future expansion and alterations within the floors. The was further two Direct Expansion Heat Pump Package units, which were commissioned to supply preconditioned fresh air into both building blocks, through the Fan Coil Units return air plenums. This meant that the fresh air ductshad to be installed on the floors, in a similar route as the chilled water line - ring feed.

    • Turnkey project for a Production Factory, Chilled Water System

      The selection of the chilled water system was based on Reliability, Availability and Maintainability (RAM) considerations,suiting a factory environment, and particularly after sales service. On our audit wehad also picked up that the factory had lots of other industrial equipment like the ammonia plant and we then had to come up with a robust durable system to match the working conditions. We also envisaged that there will be labour savings to be accrued, based on the skills level that would be required to maintain the refrigerant portion of the plant on monthly basis. The clients general mechanical fitter artisans on site could service the chilled water reticulation side, right to the air terminals. Another advantage is that the system offered flexibility to adaption to any new requirements / alterations that were to occur in the future factory operations and these would be cheaper than direct expansion option.

    2003 First formal engagement with Wits University Facilities Department to provide HVAC services on adhoc bases,
    2004 UTS approaches Telkom to render refurbishment of HVAC Chilled Water Generator Units, for Telecommunication Transmission and Switching Network exchanges in Johannesburg
    2004 The company secures its first tender from Industrial Development Corporation to provide Chilled WaterHVAC Central Plant,solutions in the Sandton Head Office buildings. (6 years)
    2005 The UTS team approaches the facilities portfolio management at Rand Merchant Bank properties and Investec Properties to offer HVAC/ Electrical Installations and Maintenance around Sandown Corporate areas and North Rand Industrial Parks. (8 Years)
    2006 UTS moves into Retail space/ Shopping malls and get an opportunities to provide HVAC solutions on Central Plant Installations and Maintenance.  This leads to major contracts with , Cresta Mall, Southgate Mall and Westgate Mall. (6 years)
    2007 UTS achieves another national contract in a strategic venture, to offer SAA a turnkey Engineering Facilities Contract on Mechanical, Electrical and Civils. This contract covers Aircraft Hangers, SAA technical Workshops, SAA Cargo Terminal, Inflight Services Terminal, SAA commercial Building . Sites include, OR Tambo Airport, Cape Town Airport, Port Elizabeth Airport, Old Durban Airport, East London Airport (7years)
    UTS signs contracts with ACSA (Airports Company South Africa) to render Chilled Water Central PlantMaintenance, Repairs and Ad-hoc installations, for OR Tambo International Airport. ( 10 years)
    2008 to 2011 The company secures more clients such as MTN Head Office South Africa, First National Bank commercial building branches , Group 5 Construction Mechanical contracting. The scope covers Chilled Water and Direct Expansion Central Systems.
    2011 UTS ventures into Duct Manufacturing businesses in Swaziland and a year later, works with Stefanuti and Stocks to deliver a Mechanical Chilled water system for Swaziland’s Public Pension Fund. Also executesa turnkey Chiller Plant project, for the Coca Cola factory Plant, then the VVIP Terminal for the new Swaziland International Airport KM3
    2012 UTS joins up with Modern in Botswana to form Modern UTS. This capacitates the company to take up an opportunity to refurbish various Trane Chiller Plants for the Ministry of Health and install Central Chilled Water Plant at the University of Botswana.
    2013 UTS establishes an office in Mozambique and later on, gets to manage the Central Mechanical Plant for Maputo International Airport and Vilanculos Airport
